How much land do you have available for building?

The permittable build space on your block of land will affect how big you can build your home. Council requirements, neighbours, and even the sun’s orientation need to be considered when planning a home build.

If you’re looking for more greenery around your home, such as a larger backyard, you will need to choose a smaller design to fit the block.

 

Can you afford a bigger space?

While many of us would love to live in a sprawling mansion with countless rooms, it’s not financially possible.

Every square foot within a home comes with some additional utility cost. Heating, cooling, plumbing, gas, and even lighting will add up the more space your home is.

How many people will be living in your house?

It may sound obvious, but the first step to determining if a house is the right one for you is to consider how many people will be living there and for how long.

Due to COVID and the rising cost of living, many people choose to live at home for longer, with loved ones, or in a large sharehouse. Many Australian families also embrace the idea of a multi-generational household, leading to more and more people under one roof.

If you can estimate the number of people who will be living in your home over the coming years, you can get a vague idea of the space you need. More people living under one roof means more bathrooms, bedrooms, and possibly even additional living spaces.

 

How many bedrooms does your home need?

According to the Australian Bureau of Statistics, in 2020 the average number of bedrooms per dwelling was 3.2 with 77% of Australian households having at least one spare bedroom with the average number of people per home sitting at 2.6. However, there is no hard and fast rule to the number of bedrooms you need in a home.

The biggest factor affecting bedroom occupancy is the number of children in a household. Some families prefer for their children to have their own bedrooms, while others choose to share.

Again, it’s important to consider how your family will grow in the future and what space you will need down the track. For example, two siblings may be comfortable sharing a room when they are 8 years old, but will most likely need their own space as teenagers and in their 20s.
